A lease renewal letter is a written communication from a landlord to a tenant proposing the continuation of a residential tenancy beyond the end of the current lease term. It may propose the same terms as the existing lease, or it may introduce a rent increase or other changes to the conditions of tenancy.

Notice requirements

Most provinces require landlords to give tenants advance notice before a fixed-term lease expires — typically 60 to 90 days — of whether the tenancy will be renewed and on what terms. Failure to provide proper notice may result in the tenancy automatically converting to a month-to-month arrangement on the same terms.

Rent increases

Any proposed rent increase must comply with provincial guidelines. In provinces with rent control (such as Ontario), increases are capped at an annual percentage set by the government. The required notice period for a rent increase (typically 90 days) must also be respected, separate from the notice about renewal.
